Get a buyers agent. You don’t pay anything to them; the seller does. But they’ll know what to look for and help guide you through the process
This isn't 100% accurate. Sellers sometimes will stipulate that they are not responsible for the buyer agent's commission, especially if they are doing a FSBO. It's rare, but does happen so I would check.

Have an inspection done. Do your research about price for similar homes in the area. Make sure you know all the costs associated (i.e., closing, etc.)
Lawyer for the paperwork in addition to the real estate agent. Both yogerher will help you with the full checklist, things such as cracks in foundation, mold, termite damage, permitted additions if applicable, construction up to code, etc.
Do your own analysis on what a reasonable price is for the house based on your market. Don’t overpay. The realtors and everyone else are incentivized to get you to do a deal and they get more the more you pay. Don’t waive the inspection. It’s better to lose out on a few houses than to get caught up in a bidding war and overpay or waive the inspection and get stuck with a money pit.

Not all states have buyer’s agents, but if your does make sure you use one. Otherwise your agent technically works for the seller from a legal perspective. Lawyer is a good idea...unless you live in TX where everything is standard. Walk the house with your inspector because a good one will tell you not only what the potential issues are, but also discuss maintenance in general. Don’t forget about taxes, insurance, and maintenance when figuring out how much you can afford. Most importantly, be prepared for Home Depot or Lowe’s to automatically deduct $ from your bank account every week 😂

unless it's brand new construction (and even then), use an agent and focus most of your pre-purchase diligence on 1-2 thorough inspections; electrical, zoning, plumbing, etc. Don't be afraid to look into broader neighborhood info as well for older communities, as you may turn up systemic issues from a builder that can potentially impact you downstream.
