Always go with the better schools. People will pay more for better schools. And you don’t know what that new community will look like in 4-5 years. Will the builder still be offering new homes? We bought new construction 20 years ago. We backed out of one new development and bought in another. The first development we back out of, today isn’t so nice. It made me appreciate having an HOA that enforces the rules.
... unless your county is notorious for changing school zones every few years like Charlotte.

Go for Good school district! Even if you don't want or have kids. Property values always hold or raise better in places with good school districts.
Older home is a bit smaller than the new construction and has 3 bed+den. New construction has 4 beds. We’re looking this as an investment too that we can sell in 4-5 years and upgrade later. Also no kids yet but planning soon.

If build time is concerning, then don’t go new build.

We’re going to end up in the 7-8 month range. Contract was written for 12 months but was super conservative because of coming out of COVID.

I’d go with the older home that is done and in a more established community. Living in the middle of a community that is still under construction isn’t fun, and new builds almost always run over on their timeline.
Not you referring to a house that’s 4 years old as “old home”.
