Looking into buying a townhouse in a new build development. Is there anything specific to consider/ask when buying new builds? We’d be able to customize certain interior aspects, but the model (cont)

Is already framed out so certain exterior/interior decisions have been made. Thanks!

“Hi, are there 4 walls?”

Are you me? We just went through this a two weeks ago! One thing we added was a clause relayed to delays in development. I wanted the opportunity to back out if it became ridiculous or something they would pay for our living expenses if you’re able to get it in.

Anything you guys added that we should have thought of?

Btw are you having to pay for full cost upgrades
now or later

We weren’t able to negotiate on the price of the home or the upgrades although i recommend it if you can. We didn’t use a realtor so we asked for the kickback from the listing agents commission - 2% of the 3% that our realtor would have gotten if we had one. He would have gotten the full 5% otherwise. This brought down our purchase price.
I did read you could ask them to cover closing costs or ask to use their preferred lender to have incentives but those weren’t options available to us

Going through a closeout. 50-50 profit share allocation, but my business partner has been using the venture money at their personal piggy bank (hence the breakup). My accountants say because we agreed to 50-50 shares, the leftover money has to be divided equally.

They spent $100k in the last month on random "work stuff" but bought a new car, etc. Now I have to pay for it with less equity return!

Just wanted to rant, I'll probably never go into a partnership again.

Working as CAL Manager with Accenture S&C India. Offered ~GBP 76.5K (fixed plus flexi) at Manager Grade by Deloitte London.

Prior to Accenture, I have already served as S&O Manager with Deloitte India for ~1.5 yrs - so this would be my second stint with Deloitte as Manager "again".

2 questions:
1. Should I ask for Senior Mgr (AD) grade - to which they have already said NO
2. Is GBP 76.5K sitting at the lower end of M grade in Deloitte UK? What should be a good expectation for the role

Best place to get pre-qualified for a mortgage?

I have some collections on my credit report. One from an electric company for $800 (imo they violated terms of contract and sent me to collections in spite of their fuck up), and an apartment for $80~ that charged me a cleaning fee when my apartment was spotless.

Despite these two collections have a 712-720 credit score.

So mortgage lenders care at all about the collections or is it mostly the credit score that matters?
