You’ll save by not having an agent, but it may be worth hiring one anyway to make sure the contract is done properly and legally and to help coordinate with and select a title company. If you already have a deal an agent should do this for a flat fee or much reduced commission. Alternately I’d have a real estate attorney draw up the co tract for you. Your lender will require inspection and appraisal so that part will be handled through them.
Key thing to decide is do you want to own it? Also the landlord may be willing to do seller financing. That can be great and allow you to put less down - but still get your own appraisal and inspection report and have a proper contract and promissory note prepared.
