Is it a good investment idea to invest in a RERA approved pre launch sale of gated communities by A category builders like Aparna, My Home, Vajram, Bridge, Nikoo, or Sobha?

The idea is to invest in a project that is approved by Rera, and the possession is after 3 or 4 years, so at the time of possession, we will resale it before the registration.

10% down payment now and 90% bank loan with construction linked payment.
