Newbie here- I own a condo unit and there was a big storm in my area today that caused water to leak into my unit. Do I call a contractor first to assess the damage and determine the cause of the leak or call my condo insurance company first to get an adjuster out? Thanks in advance!

First thing you do is limit the damage. Get someone to remove water and dry it out before you get mold. There are companies the specialize in this. Call them immediately and worry later about who will pay for it. Also did the water leak from the roof or from the ground? Rising water is flood damage and only covered by a flood policy. Do you have your own insurance? Damage to your contents might not be covered under the associations master policy. That might be on you.

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller.
