Own a 3-unit building in Chicago. Got a 3-unit cluster mail box installed back in September. Put in an order for the master lock key installation with USPS. Still nothing. Called them several times and they told me they put in the order but they don’t even know the company they contract with to put the master lock so there’s nothing they can do. We have tenants already and everyone is frustrated because we don’t have a working mailbox. I don’t know what to do anymore. Please help!!

Did you visit the local USPS branch in your area? Or try visiting the head USPS branch in Chicago you may find a supervisor that can actually help. Keep going everyday with some muffins and coffee and I’m sure they will resolve the problem.

I had to deal with this in a rental. It was a foreclosure so the lock was already there but no keys. I showed up at the local USPS, found out what time the postman goes to my building every day, met them there at 7am and they kindly let me take an impression of the key to give to my tenants.

Does anyone know the answer to this? - My first mortgage statement was generated on 11/2 with a due date of 12/1 and includes a month of interest based on the balance on 11/2. I made a principle only payment on 11/14 of $500 which was applied right away. Will the interest automatically recalc to reflect a lower outstanding balance for a portion of the month? Fishes, OK so this is true. Wipro is delaying the joining by half a month due to some restrictions or organisational changes & not ready to compensate for that half a month loss of salary. Very rude & absurd behaviour from them. Hence rejecting the offer as such company if u aren't sure when to ask for joining u may revoke the offer letter later on. Just bought a new primary residence that needs work. Current home has ~$100k equity after buying in 2019 with <$20k down (appreciated around 20% in the last 3 years, in a major metro area). Would you:

1) Lock in the appreciation & sell now. Use some for renovations/other investments.

2) Keep for another 2-3 years & rent out for a small cash flow (<100/month if self-managing), get a HELOC if needed. Note it would not pass my investment criteria if buying today.

This isn’t relating to investing but we are looking buy a SFH in South Orange NJ. We are have a 2 yo and we are moving from Sacramento. It is a close to a train station to New York.

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!
