Less than a year of valuation experience but got offered valuation role in a REIT firm with 38% increase (HCOL to higher HCOL (SF)). I’m worry about being too focused in REIT/ operations real estate niche area that exit opportunities might be difficult. Thoughts?

A month ago the recruiter said that they are waiting on some approvals and once it is done we will be issuing the offer letter but I haven't heard back any other update since then.
