We failed to sell our rowhouse last year after the market shifted, so we’re renting it out for now. If things improve, we’d still prefer to sell. We have the budget for either a kitchen refresh (new cabinets and counters) or adding a second full bath upstairs. Both were common requests from past viewers. Which adds more long-term value for a rental versus a potential sale? I can only afford one.

If the cabinets are serviceable now, the bathroom is much more likely to add more to the value.

How bedrooms does it have? If you have at least 3 bedrooms then the second bathroom would be a huge sell for a family wanting to rent your property and the route I would take. Kitchen upgrades are more of a luxury while additional bathrooms add true quality of life improvements.

Fair, fair. But does one perhaps have an "Ew gross" effect, or kill the walk-in appeal?

When to sell at a loss?

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap.
