What is the hidden downside of buying these 100K houses in Akron? From my research, it sounds like it's great cash flow since you can get stable rent, lower mortgage payments than rent in many neighborhoods, plus relatively low property taxes. Is this a little too good to be true?

I think the curveball is repairs and a low number of vendors who service the area. I also would be curious where rents are trending. Rents are down in many markets over the last 2 or 3 years, so while rents might be higher than mortgage now, there might be downward pressure on that.

Any real estate investment won’t be very “set it and forget it” unless you’re investing in a syndication. So you’ll need to have a plan for property management, repairs, capital projects, etc… it can be done remotely, but some markets are easier to handle remotely than others.

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I can take it financially, but wondering, If I absolutely needed to get out of buying it, what recourse do I have? Or could I go ahead, and refinance later (who knows rates at that time...)?

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap.
