$350k HHI, no debt/loans/no near term plans for kids, would be first time home owners. New job 5 mos ago. Hi all- I’m new to real estate investing. What are some books/ reading materials you would recommend to learn about selecting the right investment property, things to look out for, laws etc.?

New to this and as I search listings on Zillow and other sites for my first investment property, I see some that I can get a great deal on and are already rented out through mid-2023, so it would mean immediate cash flow. What’s the catch or am I just coming across some good listings and being paranoid?

Is it worthwhile to put in new wood floors into a newly bought condo? Will it increase home value? The unit has really old floors, so updating would definitely be a plus, but my long term plan for the property is to rent it out, so not sure if it’s worth spending the $$ to replace the flooring

I’m looking to purchase a home. I have enough for 20% down and I qualify for a traditional mortgage but my dad suggested he lend me the full cash to make the sale that way I have more negotiating room and can close faster. Then once I close I can refinance it and keep 20% in the house and pay my dad back for the 20%. Is there a downside to this? Will it get messy?
