Helped a client trade an easement on his property for a first note and deed of trust secured by his neighbors property.
Later sold the note and used proceeds to purchase a net lease investment property. Incredible deal(s) for him at each step during the 18+ month process it took to complete.

👏 That's amazing!

Hi Fishes,

Can anyone please give a genuine insight into the frontend developer interview process for experienced candidates in
Apple?

Do everyone irrespective of their experience needs to prepare for DSA? Or they just want the frontend developer to be proficient in HTML, CSS and JS just like they mention in JD. And also do they consider people from Tier 3 colleges?

Hello, I have received an offer from Southwest Airlines as a Associate Technology Analyst with their direct college hire program. Will be graduating in May with a degree in MIS and also have internships experience as a Business Systems analyst intern. The salary compensation started off at 66,500 but was looking for the 75k range and they got back to me saying the best they can do is 68,500. They also have a 401k company match up to 9.3%. Do you think this is a solid offer for this job market?

How's everyone doing? I was on social media today and reading about the Adam Toledo video and it took me back to last June, which on top of the pain from seeing this racist system continue to win out, June was my lowest billing month and hurt my confidence about hitting hours compared to my white peers.

How are other people dealing with 1) trauma of another racist murder by cops and 2) impact on work? I am not black, so my pain does not compare but I can't act like things are fine either...

Anybody out here know of any “development programs” for mid career professionals looking to transition to sales? Have a data/analytics b/g., but I’m much more social than a “typical” data/analytics person. We have a program at my company that I’m networking to get into, but believe it’s prudent to diversify options, as there is obviously no guarantee that they select me for the program.

I have over 12 years in B2B sales/sales management experience along with a graduate degree. New to this and as I search listings on Zillow and other sites for my first investment property, I see some that I can get a great deal on and are already rented out through mid-2023, so it would mean immediate cash flow. What’s the catch or am I just coming across some good listings and being paranoid?

Is it worthwhile to put in new wood floors into a newly bought condo? Will it increase home value? The unit has really old floors, so updating would definitely be a plus, but my long term plan for the property is to rent it out, so not sure if it’s worth spending the $$ to replace the flooring

I’m looking to purchase a home. I have enough for 20% down and I qualify for a traditional mortgage but my dad suggested he lend me the full cash to make the sale that way I have more negotiating room and can close faster. Then once I close I can refinance it and keep 20% in the house and pay my dad back for the 20%. Is there a downside to this? Will it get messy?
