Whichever you can afford (and/or whichever you are more comfortable with).

SFH tends to have better appreciation, but more maintenance you’re responsible for and more systems that can go wrong. Condo has less to worry about, but HOA fees (to cover common elements) and tend to have less appreciation. Townhouse / townhome is kinda ambiguous as there are various configurations that slot them somewhere in between (some have shared walls, some don’t).

Thanks for the thought.... Really appreciate it🙌

Multifamily, live in one unit rent the rest. Use an fha loan

Second this. I'm not understanding why the mortgage would be higher. If you live in it, you can finance it as a primary residence. It was the smartest thing I ever did at a young age. Highly recommend.

Townhouse will be better than condos. Condos have HOA fees + condo fees, some of them have few rooms. Townhouses have more rooms and only HOA fees. Also depending on your location, SFH will be advantageous. I will say explore MFH if you can afford it go for it.

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)

Have an offer from a dream company but I'll need to go in at a lower level. Knowing that I can bring a lot of value to the company (read- I know my worth), I negotiated with the hiring manager to have a level/comp review 6 months after employment. If I hit all my goals (ie, prove myself) within that time frame, I'll get a promotion and salary adjustment.
QUESTIONS:
Should this be in writing in the offer letter?
How detailed should it be? I assume I won't know what goals to set till I start...

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.
