Yeahh and it is so worth it. We gotta do what others won’t so we can live the life they only wish they could have but they are too lazy or content to make it work. It is good to do well on your job until you can at least cover the business and your personal expenses first. Then you gotta stick with the job so you can invest all that excess business income back into the business to help it grow even more
We have to make it work unfortunately. We won’t have the same benefits the generation before us had like pensions and other perks. My initial goal was to be able to cover my main expenses back when I was around $28 which was around $8k a month then I grew my goal to $25 then $50k a month and so on. It is very risky to rely completely on one income source.
Residential and commercial haven’t been working for me for this year so I built up a war chest of around 3 years of reserves and as much cash on the side as possible so that i can buy things should anything come available. I have been watching many markets and I have seen many people especially in the short term rental space to start going underwater on their properties. I will buy anything really if the numbers are strong and work but back in 2008-2009 we saw that those who lowered their standards for returns and stuff got decimated while who who kept patient and only bought what worked grew rapidly.
There is a great episode by that McGraw guy from hgtv on bigger pockets who goes through it in detail. I wish I had paid more attention to it back then but I was in highschool just starting college so I didn’t pay attention

Not OP but with platforms like Etsy, it's actually not that hard. Am starting a similar business and I'm already seeing solid traffic!
Oh my! I'm currently in this situation. I'm also a mother of 2 on top of that.
