Commercial General Contractor here - it’s highly recommended to take photos of every aspect of your home, sign-off on any training (if you have smart devices, how to use, etc), and receive all owners maintenance manuals, Manufacturer's warranty’s, etc.
Every piece of equipment (hvac, light fixtures, appliances) - have some sort of Manufacturer's warranty.
Also make sure you have a copy of your roof warranty on file since it’ll be a 20-30y term.
Hope that helps 💫
M1 not sure if that answers his question FWIW I appreciate the helpful insight into the topic
We did this last year after being burned on a new build where they claimed not to have said things they definitely said. This time, we voice recorded the entire walk-through with the construction manager and also voice record every conversation with every trade that has come for warranty work over the last year. It has paid dividends. It’s honestly so satisfying for them to tell us they won’t do something for x reason and sending them a recording and saying, “at 1:45 in the attached you will hear your construction manager saying . . .” They hate us but I don’t care, we have gotten so much more done than some of our neighbors because of this.
I had so many issues with my two new houses. Flooding, window leaking, water coming through walls, leaky roof, door bell, repainting, lights, plug-ins failing, broken tile. Fortunately it had a 1 year warranty on the entire house. All repairs free. We did a full inspection, took photos, videos. None of that really helped. I wouldn’t buy a new house without a full warranty. All repairs were generally done within a week.

Depends on the state and the “wire tap” laws. Some parties are single party states (IE as long as you consent to recording, you’re good) where other parties are two party states (both parties in a conversation need to agree to the recording). Double check the laws in your state.
Anyone knows what the laws are in NJ?
