Seems like you’d need a title abstract expert. Maybe a GIS vendor to show historical land use & context by grabbing historical aerial images.
I have the title guy who will testify to common ownership. I’m thinking maybe I don’t even need another expert for strict necessity. My client is landlocked and all of the cases I’ve read say being landlocked creates a strict necessity. But this is my first case like this and I’m being overly cautious
