No. But you can be strategic with your contingencies.

Reduce your inspection period, submit the offer with no repairs (basically your inspection gives you an out if you find anything that is alarming but you won’t ask the seller to fix anything), and sometimes you can consider waiving an appraisal contingency if the comps in the area are strong and you’re prepared to make up any shortfall.

All cash short close offers are still tough to beat out, but can be done in front of the right sellers.

Depends on the market. Some markets / submarkets have picked up significantly, and are seeing multiple offers again over ask (like 2021 all over again). You’re not going to get closing credits in that scenario.

How do you navigate a job offer that is contingent on the firm calling professional references? I don’t want to tell my current firm I’m leaving for this other firm until it’s official…which means I can’t use my current bosses as references. Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

I am moving to Charlotte, NC for a new job. I currently live in Portland, OR and have a single family home here. With my income, and current mortgage, I can afford a 350k house I’m Charlotte with about 10% down. What are the pros and cons of buying a new place in Charlotte and then sell my house in Portland?

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? We are moving from Vegas to Sacramento and we are not sure how long we would stay in the new area. Thoughts?
