Does anyone have a good resource for learning basic home maintenance? I'm terrified of something breaking and having no idea where to start.

Youtube and podcasts are great for first time home buyers. We bought our first home 4 years ago and have figured it out as we go. Some things seem like it's live or die, but the people that are in the business seem to think not and usually tell us it will have to wait. Keep that in mind when something breaks... the only real emergency is a busted pipe. The AC breaking, leaky pipe, and crack in the wall is all apart of the process.

I check DiY YouTube videos all the time for great fixes. I hire professionals for anything plumbing or electricity related though -

Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock. Debating if I should test my luck with the market to see if rates will drop or if I should go ahead and lock my rate in before Rates increase even more

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.
