Agreed! If OP finds their dream home and the price is reasonable, then I would say go for it and refinance once rates drop. Otherwise, holding on a bit longer might be better because I feel like the market still bites, overpriced homes that need work mostly for sale rn

Marry the house, date the rate. You can always refinance later on if rates ever go back to the crazy lows we saw during COVID, but rates are still lower than at times in the past (and it seems like they’ll keep going up).

Take a look at what the current rates mean for your payments vs. the super low rates we saw and it likely won’t make as big of an impact on your monthly payments as you’re thinking. If the difference is enough to break the bank you probably shouldn’t be buying now anyway, or at least should be lowering your price range.

My opinion is: people have been patiently waiting for a while for rates to drop but there’s no indication that that’ll happen. the good thing is, if there is a shift, you can refinance your home & get a lower payment! Owning property in general is a great way to build equity. Hopefully this helps a bit. If you have questions or need assistance on your buying journey , let me know!

Anyone else here realized they have some alcohol moderation issues? I graduated college within the past 1.5 yrs and my friends are still in the heavy weekend drinking phase. I have realized I need to cut my drinking way down. I don’t drink every day and won’t crave a drink when I’m sober but it’s like once I start I don’t typically stop. We were saving for 3 years before Covid and had to use a solid chunk to take care of ourselves and our families during quarantine. Hi all! I’m new! I started the year off planning to save for a home for myself, then rates skyrocketed. So we’re holding off. Fast forward to the final quarter of the year and we were presented with the idea of a residential assisted living facility. The problem there is we’d still need to acquire property in order to run one. The only difference is the RAL would be a business and is already registered as such. Buying new home first time in Austin, what you recommend to do 10% down payment or 20%. If I do 20% then saving around 60k in a year. Considering inflation is coming and house prices is going down day by day.

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

My boyfriend and I make 200K combined and live in NJ. We have $1000 in monthly car payments combined. That’s all we owe. Our credit scores are in the 800s. We have 50K to put down on a home. We have done the math and I know we can afford much more but he doesn’t want to buy more than a 400K home. I’m almost positive we can afford 500K and be more than ok. Would like some thoughts on a 2-br NYC condo my husband and I are considering. $250K HHI (no kids). No loans or debts, both have newish cars fully paid off.

Offer would be for $725K, with 10 percent down. 30yr mortgage @5%. We would need to include closing costs in the mortgage, to keep about $10k liquid. Monthly costs will be about $5k.

This unit is special, very rare (we’ve rented in the area for 10 yrs and know the local market well). Should we go for it?
