How do you find lenders? Should I pick a realtor first?

Most of my clients select a Lender, get pre-approved and then I introduce them to a better Lender that will save them money. So I tell most people, if you have a good idea of where your credit is at and budget, hold off, meet an Agent you like and let them partner you with a great local lender that specializes in your type of purchase.

Also, highly recommend that you shop a few mortgage apps at the same time (within 3-5 days of each other) to see who can give you the best rate.

like

It’s best to speak to a lender first, so he/she can help you determine your budget, and get you Pre-Qualified! Then, when you are ready to start shopping, they can refer you to a trustworthy agent in your area

I’m Not sure what state you are in, but I’m a mortgage lender that may be licensed in your state & would be more than happy to help!! :-)

My boyfriend and I make 200K combined and live in NJ. We have $1000 in monthly car payments combined. That’s all we owe. Our credit scores are in the 800s. We have 50K to put down on a home. We have done the math and I know we can afford much more but he doesn’t want to buy more than a 400K home. I’m almost positive we can afford 500K and be more than ok. But then he starts to talk about how much kids cost and how we will be house poor and we won’t be able to afford kids. 🤔 Am I insane??

With interest rates between 6.5% and 7.5%, it is safe to say that buyers are slowing down in their search.

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.

30% gross is $2750/mo 😱
Others say I can afford 600k houses but that seems irresponsible and ridiculous.
My current rent is $1750 for a small 1bd1ba (cheap) but I’m sacrificing my safety in my neighborhood. No frills apt.
