Does HOA have to have proof when charging fees for not adhering to the rules? I was hit with two $150 fees for not having my dog on leash; however, my dog is always on a leash. I use a 20ft leash to play with him in the common dog area when there’s no other dogs around. Asked for clarification/proof but didn’t get it and the $300 were applied to my HOA account.

Does anyone have insight on whether is worth fighting?

Talk to whoever is in charge. Tell them it’s not true, never happened and you won’t pay for something you didn’t do. They may cancel the penalty.

They may have a 7ft or 10ft leash rule. I’d file a complaint with whoever is in charge of the HOA and ask for it to be removed.

Depends on the state and the HOA bylaws.

Not worth fighting with an attorney. But may be worth fighting with the HOA directly. My experience is if you are a large enough thorn in the HOAs side and have a reasonable case, you eventually get a reprieve.

I agree with the attorney letter. It might stop the HOA from doing more ridiculous things in the future.

Wanted to highlight Prudential Financial’s hiring practices. They rescinded my offer once I attempted to negotiate the salary. The official reason given was that I didn’t “sound excited enough”.
They then admittedly gave the offer to someone who was less qualified. There were other red flags throughout the job offer process that the HR team should overall be ashamed of.

I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment. I have read all the books but want some hands on experience on the property management side. How could I best leverage my skills for a role in this, and what should my expectations be for negotiation in compensation?

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? We are moving from Vegas to Sacramento and we are not sure how long we would stay in the new area. Thoughts?
