Existing home vs new construction?

Existing home for sure. Houses settle, and if you find one between 10-15 years old, you can be fairly certain that it's done the majority of settling that it's going to do. That's also not so old that you're dealing with BS like polyb piping, cloth wiring, etc.

Yeah, that's true about the warranty. Although, houses move slowly, and unless the warranty is pretty long, many problems will show up well after the warranty has expired. In my area (LCOL Midwest city), you get roughly 20% more square footage in an older house as compared to a newer house for the same price.

In FL buy new construction. Building codes for roof, windows and doors have greatly improved and so has energy efficiency. Also, people with older houses are finding that they cannot get insurance. Use a buyer's agent who specializes in new construction to represent you - it doesn't cost you more because the builder already factors paying buyer's agent commission in the price and they will not discount that amount for you if just you use their agents. Builder's agents work for the builder, so legally cannot represent you beyond filing paperwork. Also, hire your own home inspector to do a full report before walk-through.

There's some awesome new construction deals right now hanging from builder concessions, rate buydowns and even free upgrades.

I grew up poor and was obsessed w financial security. After investing my blood, sweat and tears into my career for years, I’ve decided I don’t care about my career or earnings as long as I have enough to support my family. We are happier than ever making less and saving little. I wasn’t there when my mom was sick and died because I was working and my employer didn’t allow me to be in a mental headspace to be a good person for my family. I can never change that but I can be better going forward.

I found 10k per night in burbs of Chicago? 3 - would any cheap Marriott let me run this scam remotely? (Ie call Abilene Texas, check me in without my showing up)

Lyft driver delayed picking me up 30 min, resulting in me canceling my ride and asking hotel to call me a “yellow taxi” to get to the airport because it was 5am and all ubers/lyfts were 15 min. Specifically said yellow. Hotel calls me a private lux SUV and the driver got out of the car to handshake the man who called and said hi (honestly money couldve been passed). I then get hit with a $180 ride. Marriott website says taxi should be $65. Should I complain or let it go?

So just throwing this out there. Can agencies give us WFH bonuses to cover the cost of setting up a home office? I had to invest quite a hefty sum for a desk, office chair and upgrade my wifi connection. Also, can we deduct our work space rent area for tax purposes? Every little bit helps!

Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock. Debating if I should test my luck with the market to see if rates will drop or if I should go ahead and lock my rate in before Rates increase even more

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

With interest rates between 6.5% and 7.5%, it is safe to say that buyers are slowing down in their search.

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.
