Folks who are real agents themselves, when you buy your own property, where and how do you adjust your commissions? Sales price, closing cost?

No adjustments. Part of the terms are the same commission to my firm (which then pays me out). Basically, I walk away with a check for about 1% of the purchase price after I close.

I just make it clear I am representing myself.

Yea depends on what your terms to your broker are. But you would just get your standard commission to be used as credit off of closing costs.

I put the commission as a buyer credit. That way it’s not taxable income

Of course the broker always keeps their cut :-)

Fully remote and looking at a bicostal lifestyle. I’ve found some nice long term furnished places, but where can I find a monthly rental for when I’m not at home base. I’ve looked at Enterprise and it’s roughly 2,000 a month for a compact. If I’m going to pay that, I’ll just lease a Urus for 18 months and save one or two hundred😂

So my fiancée and I are relatively late in terms of finally landing well paying jobs and being able to save money instead of living paycheck to paycheck. We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. I also literally just started contributing to my 401K so I’m also late in the game for that too.

My wife and I are currently sharing one vehicle and considering purchasing a 2nd car, most likely Tesla Model Y. Tesla lowered rates from 2.99% to 2.49% 72 months. Is that considered a good rate? The value is now over 400K and I have an equity of over 150K. We are thinking of moving to a different state.Should we rent this place ($2400/month) and with recent refinance my mortgage will be $1600/month(inclu pay all) or sell it to pull out equity for the new home in a different state? From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

How big is to big for an initial investment property. Theres a 20 SFH portfolio for sale by me for about a mil. Is this to big to start with initially? I'm less worried about the Financials (feel comfortable on that end) and more worried about the managerial aspect.

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)

Anyone in CA dealing with increased insurance costs on rental properties. AllState just increased my rates by 46% from last year. I had no claims what so ever. I am reading online that several other companies have raised their costs as well and wondering what others are seeing and if there is a preferred insurance provider for you.
