Have a handshake deal with someone to buy their house (ik it's not binding but don't think he'll back out). How do I go about finding a lawyer/title company to paper the deal?

Agree-- I am constantly shocked at how cheap RE attorneys are as a component of home sale expenses. Just go for it. Anyone decent will do. Make sure your deed gets recorded.

(go for it = go for finding a RE attorney, since you already have the buyer and the seller lined up)

If you've never bought a home you might also separately contract an inspection and an appraisal before inking the deal. Those steps will run you another 1-2k maybe, but can avoid tragedy.

Update: decided its a bad deal and gonna cut it off. Beauty of the handshake

like

That's not how a handshake works. If you're not sure on something you tell them you need to learn more. Once you have done your due dilligence and find the deal acceptable you agree with a handshake and finish the deal.

Glad you found out more before investing, next time try to defer a commitment until you know.

Search: “RE attorney” - it may be cheaper to just get a realtor though & negotiate a 4% commission instead but idk.

No shot a lawyer/title company is going to cost 4% of the price. A simple residential transaction should be less than $1000

My monthly salary is around $6.4k after-tax. Living in NYC. Do you think it’s reasonable that I pay:
- about $1.5k on rent
- about $500 on utilities and subscriptions
- about $900 on student loan
- about $2k on food and etc.
My saving goals is around $3k so been trying to adjust my monthly spending.

I'm a Canadian on the TN visa working in the US and planning on maxing my Roth IRA (6k) and will have enough left to max my 401k this year, but am not sure if I should just use a taxable account over 401k due to tax considerations when I move back to Canada (likely 1-2 years from now). Any thoughts here? I don't think I'll have enough RRSP room to move 401k>IRA>RRSP and I would prefer to not have to file US taxes every year in retirement for withdrawls if I left the 401k in the US.

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? We are moving from Vegas to Sacramento and we are not sure how long we would stay in the new area. Thoughts?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

Happy to add more details as needed
