Tough time for sponsorship in general and especially tough time for finding real estate jobs. Sorry not aware of any specifics but your best bet is probably the really large global/national brands.

Not sure whether to be honest or not in this situation. I have decided that I want to leave my job and do a masters degree. I’m planning to leave my job at the end of June, should I warn my boss now so she can start hiring? I don’t want her to be blindsided by my decision and hiring is very slow at the moment. Plus if they hire someone I can train the transition will be easier? But I don’t want to shoot myself in the foot if they were thinking or giving me a pay rise or promoting me?

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. The value is now over 400K and I have an equity of over 150K. Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!
