Hi, I’ve been trying to sell my house lately and I just signed a land contract (seller financing) deal. The buyer made a 15% initial down and the he has possession and keeps making me monthly payments which I then use to make my mortgage payments.
I hand over the title to the buyer when the balloon payment is made. If the buyer defaults on the payments I still have the title and the initial 15% down payment he made. In this case who is responsible for all the house repairs and maintenance?
