I am not against any realtors or agents to share 3% buyer agent commission but I found a land on my own drive by did the due diligence and ready to give offer with X$ minus 3% buyer agent commission so I can do the paperwork on my own (will pay a flat fee of say $2,000 instead of 3% which is $15,000) because the whole due diligence negotiations and verifications with the city and surveying easements and everything I am getting it done on my own. Is it possible to offer something like That.

All commission is always negotiable. The seller has a current legal contract called a "listing agreement" with a brokerage. In that contract they have outlined what they have agreed to pay the brokerage to find a buyer for their property.

Since you are unrepresented by an agent, the listing brokerage will probably get the entire agreed upon commission, because they were successful at "finding a buyer".

Going after commission splits is not a strong negotiating position. If you want to DIY, just have an attorney draft a contract and offer a lower price and/or ask for specific seller concessions like % of closing costs, an owner title insurance policy, and a current survey.

The final price you pay is based on current market conditions, the quality and location of the property, and your ability to negotiate.

Unless you negotiate deals for a living and are very knowledgeable about land values, you are better off hiring a great buyer's agent who is a strong negotiator. The national average is 12% savings using a real estate agent. If you are paying $500K, why would you not want your own experienced legal representative to negotiate for you?

I’ve sold our houses twice on our own - you just want someone who knows what they’re doing to take a look at the contract. Could be a lawyer or a friend if you have one who’s a realtor.

I work in a firm that is known for litigation defense. I’ve been developing my own plaintiffs practice as well. I am able to pay the bills with my hourly defense work, which gives me time to focus on a handful of high value PI case a year on contingency. I was recently negotiating a case and was told part of the reason the claims rep/OC was jerking me around was because they didn’t see me as a plaintiffs attorney. Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). I’m in Dallas and have been renting for 5 years. I don’t have any savings, but have about 30k in my 401k. Im thinking about leveraging that to buy a condo/or house.
