All commission is always negotiable. The seller has a current legal contract called a "listing agreement" with a brokerage. In that contract they have outlined what they have agreed to pay the brokerage to find a buyer for their property.
Since you are unrepresented by an agent, the listing brokerage will probably get the entire agreed upon commission, because they were successful at "finding a buyer".
Going after commission splits is not a strong negotiating position. If you want to DIY, just have an attorney draft a contract and offer a lower price and/or ask for specific seller concessions like % of closing costs, an owner title insurance policy, and a current survey.
The final price you pay is based on current market conditions, the quality and location of the property, and your ability to negotiate.
Unless you negotiate deals for a living and are very knowledgeable about land values, you are better off hiring a great buyer's agent who is a strong negotiator. The national average is 12% savings using a real estate agent. If you are paying $500K, why would you not want your own experienced legal representative to negotiate for you?
I’ve sold our houses twice on our own - you just want someone who knows what they’re doing to take a look at the contract. Could be a lawyer or a friend if you have one who’s a realtor.
