I have a property manager handling my property. There was a bit of a delay from the tenant with transferring some utilities (very immaterial amount). I don't want to nickel and dime the tenant for it so I was thinking of telling the property manager it's fine, he already has future payments up now - is this okay or will this set a weird precedent with the property manager and tenant?

Immaterial, not an issue at all. Just tell the property manager not to worry since it's only $5. Chasing this will cause more problems

As someone that’s in the industry I’m going to go against the grain and say ask for that less than $5. Because then $5 will turn into $50 which will then turn to $500 and then $5000. You’re not only establishing this the manager but also the tenant too.

I am currently working as a Data Science Analyst in Amex and would like to make a switch to Fraud detection/Credit risk modelling in future.(not in a hurry but would like to start preparing for the same)
How should I go about preparing for it? Is MBA the only course?

Been welding for my company for 13+ yrs and I think it’s time for a change. The culture has completely changed and became toxic. My dream is to go independent do mobile/rig welding and repair then potentially have my own shop/store front. I have all the equipment and truck setup to start but don’t know where or how. How do you all deal with the guilt of leaving a comany/ team? I have been working at Microsoft for 1 year now, and seriously considering moving. I find the code base to be very legacy and I mostly work on obscure bugs that I spend so much time on, mostly due to navigating this large code base and not having much docs to refer to. Hence I find the job slightly unsatisfying, and that I could learn more elsewhere. However, I love the wlb, the team and company culture. The guilt stops my applying.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

Anyone else a landlord on a condo unit? Any recommendations for landlord condo insurance? Do I need to look specifically for an insurer that provides this specific plan or do most insurers have an option for landlord condo?

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

With my partner we are considering making a move to the countryside of Switzerland, with a gorgeous RE project offering incredible views on immaculate mountains and lake. However, it is far away, and will require 1h+ train/car commute vs. 10 min biking right now. We are scared it will bite us back at some point, although COVID helped w/ remote working being a new norm. The project will be done 2024, so I hope to have a more relax job by then. Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.
