I have a tenant in a new build and later this year will need to get an inspection done. Then submit anything that needs to be fixed through warranty. What is the best way to do this since the tenant will likely have to accommodate when the inspection company is there and when/if the warranty folks come to fix anything?

Open a line of communication with the tenant? It benefits both of you to get things fixed.

This. Plus your lease should have some clause that requires X hours notification prior to entering the tenants demised space, along with the tenant being required to comply.

I never enter without written consent to try to prevent any potential conflicts.

Most of my tenants appreciate this. They get everything fixed up. Make sure they know it’s free so they kind as well list our everything.
