In NYC area. Looking at southern westchester. Combined income: base $520k, bonus $70k, no debt, $1.2m in assets. Is a $1.7m house too expensive? Seems that’s the entry point for a nice house in a good school district that is close to a train station but it’s hard to stomach and feels like a bit of a stretch.

I think you should be fine. But my husband and I are in the same boat and we refuse to spend that much. Especially because daycare for 3 kids is like 75k in that area. We are in the same area

Yes, we have two young kids with a nanny, one goes to a private preschool! Our logic is that we will save some childcare costs in the burbs with an au pere (as opposed to a nanny) and eventually public schools

I was you four years go, a bit lower in NW. We bout a 1.3M home, but we've kind of outgrown it. It's "just enough". I wish we'd bought a little bigger, because we would have grown into the higher mortgage, but hindsight is 20/20, and it's hard to say I would have stayed risk averse if then-me had to do it over without hindsight. But I wish we'd stretched a little further since we would have grown into it.

Got offered 68k after 2 years as a contractor (62.5k) doing project management/business admin in a tech department at a Fortune 500 bank. I have an A.S degree and working on my bachelor’s/masters may 2024. I negotiated to 84k NYC. I have seen interns get offered 38 per hour (79k) for internship positions with a similar role.

Thoughts? Should I go higher? I do my job well that’s why they decided to keep me as a contractor after my internship.

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

1. Buy a condo complex.
2. Put the land under said condos into a land conservatorship (for taxes)
3. Rent condos at discounted rates (for taxes)
4. A small fee of the rent goes to a trust as a land conservation fee in perpetuity (for tax reasons)
5. Have another business generating revenue to offset this.
