I've only rented my property out to families but I've been having a tough time renting for the last few months. I have the option to rent it out to three college going boys but it just seems very risky. Are there other who have rented to college kids? What was your experience like? Their parents are happy to cosign the lease and their scores are all decent. Should I just go forward with them or wait for longer?

In my experience, the key is setting clear expectations up front, having a solid lease, and maybe doing more regular check-ins or property inspections. Most college renters are respectful, especially when parents are involved, and those extra protections (like a cosigner) go a long way. If you’ve been struggling to find tenants, this can be a good option, but trust your instincts in the end. This is just my opinion.

I’m a residential/ commercial cleaner.
I have 6 groups of collage/ university students that I do bi-weekly cleans for they all groups of boys except 1 apartment which is girls.. and I will say this newer generation from what I can see over the last year of cleaning for them and the extra random cleans I have done for students, are doing really well, sure floors need a good mop when I go and under the stove burners and behind toilets but there hasn’t been anything extreme.
I’m not saying every student out there is going to be well kept and tidy but if parents are willing to co-sign and you do quarterly inspections I think it could work out well.

Are you able to meet with them to get a sense of how they are? You could consider raising the security deposit as well.

Yes! I’m sure the parents will pay or get it in writing. Kind of like a guarantor. I’m in NYC that’s normal for college students.

I have a house I rent to students. Don’t allow pets and ban all smoking of anything inside and outside. Make them get renters insurance so you have recourse if something bad happens (I had a renter leave a kitchen window open in the winter and the pipes froze. Luckily nothing burst. But if it had, it would have been a $100k mess.

Question on UK visa-
My partner will be traveling often to London, once a month for an year starting September. He is getting his visa through work (10 years, multiple entry, 6 months max stay, cost some $1000).

I have applied for standard tourist visa in the past and they are usually short term. It could be max 6 months, but they see your itinerary and allocate you few months around the itinerary

Is there a way to get 6 months multiple entry visa, if I were to join him once in a while.

First in my family to go to college, parent is abusive so I have no safety net & had no help. Worked full time all through college & still graduated with 30k in debt. I’ve been paying really aggressively on my private loans since the federal pause and I checked today and I now only owe 2800 in private. Pretty sure I owe 11k in fed & I qualify for the 10k. Honestly trying not to cry from sheer relief.

Almost midnight here and I'm cleaning my medicine cabinet so I can reboot having a regular skin-care routine. I'm listening to one of my favorite musicals, "Ragtime", specifically the song "He Wanted to Say". Living 9 time zones away from home out of the US and watching the BLM movement there, unable to do anything concrete about it from here - this song I've listened to countless times, today about brought me to tears.

I really don’t mean this to virtue signal - just wanted to share a moment.

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? We are moving from Vegas to Sacramento and we are not sure how long we would stay in the new area. Thoughts?

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway.
