By December 2023, I am age 30 and Have saved at least a 12 month emergency fund ($30K+) and feel secure in my finances.

By December 2025, I am age 32 and earn $210,000 AUD annually.

By December 2028, I am age 35 and have saved the full amount of $850,000 AUD to buy a four bedroom home outright in the Dandenong ranges on private peaceful acreage with my partner and spend my time educating others about personal finances.

Can/should I represent myself (or in other words do not hire a buyer’s agent) when buying a new construction? Will I get the 3% that would have gone to the buyer’s agent, that i can put towards closing cost? I wouldn’t do this if buying an older property but I can’t think of much that an agent would add value in new construction purchase to justify the 3% cost. Thoughts/suggestions/guidance? First time home buyer. Thx

Do you have a set $ you save every month? I'm 27, I've been tracking spend since 2020 and my $ saved has very strong variances MoM. If we consider 2021 a more "regular" year, I varied from $600 saved one month up to $3.2k in another (though that was partially due to a job change)... It's not affecting my overall saving % (was 46%) but wondering if I should try to even it out a bit more?

Would you try to cash out refi and buy an investment property now; cash out and rent out your current place and buy a new primary or sell your current place and try to get buy a small investment and a new primary?

Luggage delay claim question

I used Chase explorer to buy tickets for my vacation and luggages were delayed for a month. Per chase term I am entitled $100 a day for 3 days. But the claim agency chase used has been asking for airlines response, which has not came (2month+ now). I am concerned insurance will use this as an excuse to never compensate. Is there a good way to handle this situation?

Is it irrational for me to get an “ick” for this?

I went on a “date” recently. I paid for the tab as they were going to the bathroom. As we were leaving they said “thanks for lunch” — I was hoping they’d at least ask to Venmo me half as a kind gesture. Following lunch we grabbed dessert. I was hoping they’d offer to cover dessert since I covered lunch but it didn’t happen.

I make $100K with 12% bonus and was offered a role $130k with 15-20% bonus. 4YOE in provider industry.

I am in a comfortable spot with a good team but the work is dull, new role would be consulting with more work & travel
