You can construct your offer such that it is contingent on sale of your current house. However, it will be a less attractive offer to the seller, compared to non-contingent or all cash offers.

Agree with selling first, and requesting a leaseback as part of the terms. But you should also be prepared to live with family, or move into a hotel or Airbnb if you get a great offer with a fast close and no leaseback available.

Another option may be to open a HELOC and pull out the equity you need for the down payment in order to buy the next property. You may have a few months of interest to pay, but that might be a way to unlock some equity ahead of time. Depends on how much money you need, how long it would take to get approved on the HELOC, and a few other moving pieces.

Not sure what FTI Consulting is suggesting since you clearly said you need the funds from selling in order to buy the next property.

I sold my house and got three months of rent back. However, with such low inventory I still did not find anything in that timeframe so did Airbnb for a few more months until we did.

You could do a creative finance deal ? What if you get a down payment to buy your next house and then seller finance the deal to your end buyer ?

Ok so I was carless -- I was assembling my new bed frame and one as I was grabbing one of the long parts; I set it vertically and my fan was on and hit the edge. I literally just moved in 5 days ago and I already scratched these pristine fans, I'm irate and I want to fix it.

Got news that my house closing may have to be moved due to a delay in the sale of my home. My partner’s income was excluded in the DI ratio, but if it were included we’d be well under the % threshold and can be approved to close on time regardless of the sale of my house. However our mortgage company’s underwriting team has been painfully slow in confirming if her income qualifies. She’s been at her new job 1 month after a year off.
