One unit of my duplex tenant has left and I’m thinking that the unit could use some work if it boost up some value.

Who is usually the one running the numbers that putting in X amount of dollars in rehab boost up Y amount of value? Should I be looking for a contractors or a realtor for this? Never done the rehab work. any help is appreciated.

I’ve just done comp searches… see what that unit has that mine doesn’t… then hire a contractor to perform the necessary work…

Get 2-3 quotes and run the numbers yourself. Most cases paint and flooring remediate most cases from a value perspective. Maybe some cheap lighting (plenty of cheap, nice options on Amazon)

Who usually rents out the unit? Do you self manage, or thru a property manager?

A realtor could tell you rent amounts pre and post rehab. Costs for rehab are gonna be more affordable if you just source it yourself compared to going thru a realtor or GC.

Are you trying to sell after repairs, or just rent?

A good realtor should be able to tell you either number. But it will be very market specific. If you’re looking at selling, look at actual sales in the last 3 months. There has been an oversupply in the market as a whole, so your specific hyper local market will be way more important than overall trends.
