Live in a HCOL area. Looking to buy in the next year. The least I can afford to buy would put a mortgage at 40% of my monthly take home pay (post tax + max out 401k) but 25% of gross income. Will 40% of take home pay make me house poor?

I’m considering debt consolidation, specifically a company called National Debt Relief which seems legit but I’m just so hesitant because I’m scared to make my situation worse.
