Live in a HCOL area. Looking to buy in the next year. The least I can afford to buy would put a mortgage at 40% of my monthly take home pay (post tax + max out 401k) but 25% of gross income. Will 40% of take home pay make me house poor?

I should have included the 40% includes mortgage, taxes, & HOA fees. It leaves me another $4.7k for the rest of the month which I feel very comfortable with based on my current lifestyle.

Not an option. This is the price for condos in my area

Does the other 60% of your take home pay cover all other expenses? Would you have a buffer at the end of most months, or would your budget be pretty tight?

As long as you don't have a bunch of other debt you are paying with the remaining amount, Go for it! You have plenty left to pay for your lifestyle and probably some left to save for other goals. And you are maxing out your 401(k) already.

Parents are deciding between moving to WVirginia vs Virginia at retirement to be closer to us based in fairfax (ideally be at 1 hour driving distance). I racked up about $20k in credit card debt due to a confluence of things happening at once (move, school expenses , etc ). I have a fair amount of paper assets but not a much free cash. Assets are down a decent amount with the current market cycle and I’d prefer not to sell them to cover the debt , although they easily could. Seeking feedback on GAP insurance. I had a family member who purchased a car in June or July. They were in an accident last week and it sounds like the car will be declared a total loss. Under contract for nearly 1.1M. Wife and I are at HHI $315k. Will go up in the future, $400k in 3 years and $500k possible in 5-7 years. I NEED HELP WITH CREDIT SCORE issues: Two months ago my credit score went down by 30 to 40 points due to dad missing credit card payment by a day (i got added to as authorized user on his credit card for me to build credit but now I’m filled with regret).
