Real estate is not a hustle. It's a decent investment. I may not fit the mould of what everybody generally does, but I SAVE extensively and put a 20% down to buy properties that have a potential net profit of $100-150 a month (after mortgage, expenses, insurance, property taxes, HOAs).
4 properties so far over the last 5 years.
AI is already transforming the real estate industry. Realtors are not needed anymore (or are optional) in most of the states so this is just the beginning. Also you can get any data you want very easily now with a click of button.

To be honest, I’m not sure that there is one…
The only thing I can think of is becoming a licensed agent and sell real estate part-time… but if I’m being honest, I have a lot of very successful realtors as clients, and it takes significant time investment in people and marketing to be successful, and that can’t be done with a 15 hour a week time commitment… the ones that do sell part-time maybe sell 2-3 houses a year, and it’s mostly friends and family who throw you a bone…
Real estate can provide passive income, it can provide upside if you’re in the flipping game (but that market is now running on thin margins), but in some cases it’s almost better to just invest in a REIT ETF/MF, if you want real estate exposure…

Look into wholesaling.
If you can get houses under contract well under market rates, you can rake in big money working with investors who want to flip those houses and will take over those contracts.
