Flooding.
As mentioned by others find out if it’s in the 100 or 500 year flood plain. Find a good residential inspector. Check utility bills for summer to get an idea of whether it’s well-insulated. Be sure to get a survey and title insurance.
Foundation
HOAs!! Not just the fees, insist on seeing their bylaws. Some have shady practices but you can't do anything about it cause they're largely unregulated. Search up HOA horror stories in Houston for inspiration on how creative HOAs can get.

Don’t do this. There are so many thinks to look for like the condition of the stucco that a GOOD realtor will know a lot about. PM me if you want a reference (they earned their commission for sure)
Social Media Manager 1 - yes some people don’t install them correctly or with the correct venting systems. Other people don’t maintain them correctly by getting it re-sealed every 5-10 years either. Really need an expert to take a look
Why would you not use a realtor as a buyer?
You're still going to "pay" a commission by way of the seller's agent, but you won't have anyone familiar with the market that can negotiate on your behalf...
My realtor just saved us 5% off list and got us a few thousand in appliances thrown in on a new construction home in the heights. Well worth the $750 fee. Had I not had a realtor, I maybe could have negotiated his 3% off list (by saying you don't have to pay my realtor) but no way would I have got down to 5% off.

Look up the house first and be sure that they are telling the truth or you can get scammed out of a “application fee”
Depends on the builder and lender (using yours versus using the builder’s for example).
Realtors would typically be better at negotiating final price as well.

And MUDs (municipal utility districts). License for developers to print money, especially in new subdivisions.
I have no idea what that includes. My mud rate is .778. There is school tax, county tax, ems tax, line star college tax, etc. look all that up on the address you are considering in hcad.org. You have to look at how much the monthly rates for water usage, sewer fees and the dreaded regional water management fee that is for long term infrastructure building. If the mud is new or has to build infrastructure, you will get a special assessment tax.
Flooding
I just bought a home out here. It will be similar to anywhere else but the biggest two to consider are flood zones and tax rates (it's crazy in Texas).
