Do any real estate lawyers out there know of/can direct me to a ROFO agreement to purchase commercial property? I’m working on one now (but using a ROFO to purchase equity interests as a basis) and would like to see what other people are doing. Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense. My question is, is it realistic for a 25 year old young professional to handle dealing with all the extra curricular’s that come with owning a rental property ?

Noob question on selling puts- I just sold a weekly put that I WANT to get assigned. The stock fluctuate a few dollars a day so I’m looking for a specific price to own the shares at vs entering a limit order. I have some collections on my credit report. One from an electric company for $800 (imo they violated terms of contract and sent me to collections in spite of their fuck up), and an apartment for $80~ that charged me a cleaning fee when my apartment was spotless.

Despite these two collections have a 712-720 credit score.

So mortgage lenders care at all about the collections or is it mostly the credit score that matters?

Just saw that Airbnb's salary range for a 2+ years experience Data Scientist in US is 129k -180k USD.
In INR its 95L- 1.4cr. But in India do they pay even 30L to 4 years yoe?
Last year I saw such salary range for 4+ yoe in US. But in India its yet to increase.
In this quarter these companies have started negotiating in the name of US recession. Irony is salary range didn't decrease in the place where the recession is supposed to occur.

Working for a senior who is beyond horrible. She talks to you like you’re stupid and makes it sound like you’re absolutely terrible at what you’re doing. She’s made 5 other associates cry during her 5 year career. Got someone fired and made another person quit. It’s known around the office that she can no longer have a female associate, because she talks down to females more than she does males. I came along and thought I could deal with it but she literally makes me want to not log on tomorrow.
