What is a good alternative to a HYS and/or a CD for short term 6-12 month horizon? Low risk similar to HYS/CD, atleast from a principal conservation view.

Looking for advice for investing in these two options. Say I have $100k by October saved up
1) Put 10k into iBonds and $90k as downpyament and closing costs for a property (I’ll need to put in 20%, already talked to several mortgage agents)
2) Put $0 in ibonds and put all the $100k in the home investing (given it’s a little more of an expensive property, given some other factors - location, size, etc)
