Don’t view your house as an investment if you live in NYC. You’re putting a huge amount of your assets into a concentrated investment. In certain geographies, owning is the only way to achieve a desired lifestyle, in which case buying a house is not an investment anymore, it’s just spending money in the least costly way to achieve one’s goals. In NYC, you can rent studios and 1BRs to suit almost any taste, so no reason to buy unless you want to make a very concentrated bet

OP, I understand. You are looking for savvy people who can give quality advice. I’m no partner, but I’m a native New Yorker with partner level parents and can give you more or less the same guidance. To start, what are your age and budget? Also, what are you looking for in a neighborhood? These factors will dictate to a large degree where you’ll want to live.
Trying to DM you for answers unable to
LIC will have new luxury apartments at good prices with a 10-15 min commute to midtown. downside is neighborhood isn’t as nice (though improving)
I just did 2 days of looking, mostly in Chelsey.
New, nice, view, full amenity apartments:
$5-7k 1BDRM
$6-9k 2BDRM
