Read the HOA docs. Like actually read them.
Lol it’s the retired boomers you have to worry about. The housewives are too busy with their small children and the local Moms Facebook Group to care about the HOA drama.
Think about the entrances and exits of your neighborhood and if you’ll have to sit at long traffic lights, make tough left hand turns, or have to do a weird u-turn all of the time. These daily annoyances can add up and detract from your enjoyment of your home.
Do not waive or go cheap on home inspection.
Figure out your budget and get pre-approved before looking at homes. Find an excellent lender to partner with. Do not work with online lenders like Ally or Rocket.
Think about your ideal lifestyle over next 5ish years and buy a home that suits that well.
New builds vary greatly. If you are looking at mass market new builds it’s risky as many of these homes are thrown up quickly with little regard for high quality and craftsmanship. New homeowners can think they are getting “easy to move int” and low likelihood for repairs but end up with a lot of issues like poor drainage, settling issues, shoddy building practices and more. Unless you are in the true custom luxury market I’d avoid new builds
It can take months.
Make sure your loan company sends you the exact breakdown of what the monthly payment looks like with the interest rate, taxes, HOA, etc.
If they have an HOA, read the bylaws.
Contact the police department and find out the crime stats.
Make sure you drive on all streets that border the neighborhood. The agent will take you in the most appealing way
Walk the whole yard (assuming it’s not a postage stamp)
Make a list of must haves and nice to haves
Get an awesome real estate agent
