I have considered apartments in the city and still do. The HOA fees are the big road block for me.

We bought a condo in Hoboken in 2016. Same priorities for us.. Did not want a large suburb house away from the city.. we don't have a car.. doesn't make sense in this area.. we simply rent one whenever we plan to go somewhere.. HoA fees are reasonable and the building takes care of a lot of things that we would need to if we had our own house..
Which building? I’m searching as well these days.

I would recommend you Hoboken, Weehawken, west new york, long island city, Astoria or Rego park to stay closer to nyc. Depending on your budget you can find a good place in any of those areas
I wouldn’t recommend Astoria. Instead, would add Newport, exchange place. 1 train stop away from nyc and overall you have a lot of options for really good apartments
