HELOC on your primary to get cash for down payment.

Or you can get a property > 50 miles away from your primary residence as a vacation home with 10% down. However, you can’t count rental income to qualify.

Anyone else find it weird for their male boss to WhatsApp you asking about how you are (prior to your due date and prior to giving birth)? I am a UX designer and have spoken with a potential client who intially wanted to redesign the navigation and landing page of their site. They showed me analytics saying only .35% of users open the main menu (most access different pages through Google search and then leave the site) so it's not worth the time to redesign. I see a lot of growth potential here, but they don't see the value in good nav if users don't already use it. How do I show them the value of good nav? Should I just let it go?

One item borrowers shopping for mortgages get too caught up in is rate. Most borrowers don’t know how to read a loan estimate and get taken advantage all the time. Just because a lender/bank offers you a low rate doesn’t mean it’s best deal. Most cases, especially now since rates have gone up, you are being charged points for some of these lower rates in the 4s. Curious about thoughts on on discount points (I think I’ve already read every article on Google). I am refinancing my personal residence (future rental) as well as a rental property. The mortgage brokers discourage me from spending a ton on points (rolled in, not up front). In some cases, it’s a 16 year break even. I get that’s a very long time to break even, but I have no intention of getting rid of the properties and doubt rates will drop much below current. Max breakeven point for you?

Any one into San Diego real estate market. Moving from east coast and considering buying a family home but nothing decent is less than 1 mill and property prices have jumped like 15-20% in one year.

Need some advice here. Option 1: rent a condo for 2600 a month. Option 2: pay 2600 in mortgage/month, but I can only afford ~5% for the down payment. There’s one room downstairs with built in cabinets that we ripped out and patched / repainted, however the non-uniform drywall texture was very obvious so we called drywall repair out to retexture (orange peel look). They spent a day sanding down and retexturing and it looked great, waited 2 days per their instruction and primed / repainted…

Lender shopping before I close out on my first home. Is 3.5% a good rate for putting 20% down on a home? How can I go about having my lender match other lenders? For context, the home I’m building in Texas has a lender that will cover $5k in closing costs if I go with them, and that’s the rate they’re giving me.
