Two of my 3 year leases are up for renewal next year. I plan to raise rents by around 10%.
I don’t expect too much trouble finding it given how reasonably priced rental agreements are actively being made right now.
I’m going for minimum 2 year contracts.

I really only had one issue where I had to evict someone for nonpayment. Other than that it’s generally been OK. I plan to raise rents 5% or so when leases come up.
I will say home homeowners insurance just went up a lot (zero claims.)

Only issues I’ve had is I’m currently going through an eviction with a tenant. Her rent is paid by the state, so it not that rent isn’t being paid, but she is constantly arguing with her SO, yelling in the middle of the night, causing a scene. Cops have been called numerous time from noise complaints from neighbors. So we shall see where this goes.
Financially though things have been going well. I expanded during the last 2 years so also trying to do a light remodel. One challenge on that end is, cost of materials have gone up a lot since the pandemic. It’s forced me to upgrade thing slower than I would like to.

1 months rent to find tenants and 10 - 8% monthly rent to manage it. My cash flow allows me to pay this if I wanted to, but I juts don’t see the point. I have 4 units so it’s very manageable. At 25 I would see the need to shift the burden to someone else, still mentally I just thinking about paying someone so much money for something so easy.

I have a rental in a college town. I rent individual rooms at the high end of the market and haven’t had issues. Currently rented through July 24.

2023 will be down about 5% in revenue at my Airbnb, but we also ended up using it personally more than we did in 2022.
My LTR has been smooth, but that’s because I had a tenant sign an 18 month lease on December 1, 2022. So no renewal to worry about

Biggest challenge has been property tax and insurance increases. I’ve repriced our insurance to keep costs down. We are increasing rents by 5% this year, but have had long term tenants who are at the average rent for our area.
We did end up selling another property in a hotter area because valuations were too good to pass up. Took the money and did a 1031 into another rental property.
SMT1, is your property with tax/insurance increases in FL?
Midwest. We were in a large regional pool and moved to a state specific pool with a new insurer.
