It looks like section 8 housing - there are tons of better options than Sty town or PCV
It’s more of a post undergrad area. Depends on your age but I’d suggest more west side for you than east. It’ll be more expensive but that’s where it’s a bit more fun but tame bars vs east village
Peter Cooper resident here - single, 30F. Apartments are decent sized, rooms are bigger than most rooms I saw when I was searching for one. Green, quiet, safe and they maintain it pretty well and I have seen flyers which talks about tons of activities for kids but I have never paid much attention to it. The only issue I have ever faced is that since it's an old building, the plumbing is kinda old so our bath tub clogs every 6-7 days. There are definitely families living in thos area including few old timers.
To be honest, i have only seen one other apartment other than mine and the building, the room size was more or less the same. The buildings are old but they do have new kitchen appliances including dishwasher, wine cooler and a laundry in the basement. I would definitely suggest checking out the apartment yourself before you make a decision and don't just go by their model apartments which they also tend to show to potential renters.
I know someone who has lived there for years in a variety of apartment sizes. It’s going to market rate from stabilized so could be more expensive now.
5 yr stuy town resident. (35 yr old, living with wife and child)
I know all the perceptions that it has had to deal with, (e.g., undergrad housing, low income housing, old buildings etc.) and can tell you that for the right demographic it is perfect.
For starters, yes - the smoke comes with some fire. There is a good mix of old timers (read rent stabilized) and student residents. It can get loud sometimes and the subway options are limited to the L train. A large portion is young professional families.
The complex was bought by Blackstone a few years ago and they have been upgrading the amenities and apartments a lot. So much so that we are going to be priced out of our 2BR soon.
Depending on where you are, the school options can be amazing. PS40 is a top public school in the city. A lot of families move there just for that school.
The green zone and general feel of the complex is unmatched. Its like a little oasis in the middle of NYC.
If you are considering it, I would pick closer to first ave or near the oval. The apartments further east from there can be quite a trek from public transportation.
Happy to answer any specific questions you have.
