The rate for 750 sqft carpet 2bhk they are giving for 74lacs and possession is 2023 May. Another 2025 possession 850 sqft carpet 2bhk for 79lacs.Hardly any difference in rate per sqft. Question: I have a client who started a restaurant. He leased the land and bought shipping containers where he spent money contracting out to turn them into bars. I’m having a tough time determining how to depreciate this! First thought was leasehold but he’s not making improvements to a structure...he owns the structure! But nonresidential real estate at 27.5 years doesn’t make sense either as it’s not a brick and mortar building. Curious on others thoughts! TIA

I have a real estate client who at the top of his organization chart owns is 50/50 partners in a real estate investment company. First question is it advantageous to have the top of the organization 50/50 partners own the r/e company as an s-corp? That 50/50 company then owns 70% of holding company they own all the real estate as a partnership that the original partners are 35/35 and the investors own the remainder. All the real estate deals are then owned by this holding company.
