What kind of roles are out there if I want to bring my experience to advise on fund/portfolio strategy?

Advice when looking for Tech Consulting internships in Chicago or DC Metro? My GPA (3.04) has disqualified me from most major companies. I've opted to focus my efforts into my student organizations and helping others reach their goals, in doing this I compromised for a B average. I've been applying to jobs for months but every position wants at least 2yrs of experience in real estate transactions, usually way more. I'm at 1yr+ doing HOA/condo work but have had no opportunity to do real estate transactions like I expected. Seems like the only way to get the experience is to have nailed a big law gig right out of school and get put into that practice.

Question: I have a client who started a restaurant. He leased the land and bought shipping containers where he spent money contracting out to turn them into bars. I’m having a tough time determining how to depreciate this! First thought was leasehold but he’s not making improvements to a structure...he owns the structure! But nonresidential real estate at 27.5 years doesn’t make sense either as it’s not a brick and mortar building. Curious on others thoughts! TIA

Currently 25 y/o making 70k/year in Boston. I grew up pretty poor and I have minimal financial education. A lot of my salary now goes towards helping my parents get out of debt.
