Are Property Managers Overpaid or Just Underappreciated?

Property management might be one of the most thankless jobs in real estate. Between tenant issues, maintenance calls, and late-night emergencies, it can feel nonstop. But let’s be honest—some PMs charge 8–10% and barely do the minimum.

So what’s the truth?
Are property managers underpaid for the stress they handle, or are some just collecting easy fees without doing much?

My PM is absolutely worth the money I pay her. I used to manage my properties myself but I had to move out of state. Now I just get $$$$ deposited every month and occasionally I approve a new appliance or something. It's great

I pay 10% to PM as an out of state property owner. The PM has been charging the same 10% for 20 years. They manage day-to-day and find new tenants plus do maintenance. To me they are worth it.

How/where do you find a good property manager?

I am a 42 year old and keep getting told I need to move to less risky investments (bonds) as I age and near retirement (say at 62). I understand the situation but think it is a little too early. My logic is that even in retirement, I will need to grow my money and assuming I live till 82, it is too early to back off riskier options (stocks - not speculation). Maybe at 55 I can see that but 42 is too early. What do (similar aged) folks on this board think?

Why do people accrue prepaid expenses?

Has anyone been successful in negotiating the schedule on a global pregnancy bill? My provider won't bill by visit and split the global cost into four payments all due by the 28th week. I don't understand how that's legal since it is so off the calendar of services and crosses calendar years (and insurance coverage), where most costs are incurred at the end of pregnancy with increased visit frequency and delivery.

Any Sales Leaders doing any of the following with their sales teams?
