How confident are you that the old house will sell? How quickly do you think you can lock in the new house?
If you think you can lock in the new house fast, I’d ask for a 30 day to 60 day leaseback as a condition of accepting an offer on the old house. Sell old house, receive funds from old house, lock the new house up into a contract once the old house releases contingencies. If you don’t land a new house in time, you might end up needing to move your stuff into storage and renting a hotel or airbnb for a bit, so timelines are very tight and might be tricky to manage. But this is probably the best if you can make the timing work.
Ask mortgage brokers what they can do. My lender offered me a jumbo loan with 10% down with a .25% rate concession if I paid in principle to get to 20% down within 6 months. That way I could close on new house without contingency on selling first house.
