Looking to purchase a house soon and am trying to decide between a low commute time (crappier house and a tight move financially) and a longer commute time (nicer house and more comfortable financially). The longer commute time also comes with better public schools, and I want to have kids.

Have an acquaintance who is a single mom; she purchased a used car 3 mos ago. Six wks later her 17yo wrecked it, air bags deployed, and estimates have ranged between $10-$18k in needed repairs while $21k is still owed. Acquaintance was switching insurance policies and flubbed the coverage dates and there were a few days where the vehicle was uninsured. No GAP insurance. I'm not seeing many options for her besides to continue pmts, fixing just enough to drive or voluntary repo. Thoughts?

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

Anyone finding it harder getting managed money biz? If so, what changes or adjustments have you made in prospecting or sales approach? Thanks.

Why would you ever want to rollover your 401K into an IRA? It seems like doing so would essentially prevent you from successfully being able to do a IRA to Backdoor Roth IRA conversion due to the pro-rata rule. Am I missing something? Wouldn’t you always want to just rollover your old 401Ks to your new 401K?

What is your preferred online brokerage and why?
I like TDA’s tools and research. Vanguard is best for ETFs/funds but stock tools are nonexistent. Robinhood? Why? Thanks!

I’m considering investing into a special purpose vehicle (SVP) that would invest into a first round capital raise for a cannabis saas company...what are some of the key questions I should ask/consider? The company has already received seed capital from a couple big names.

The general rule of thumb for a mortgage is 28% (primary residence) of gross income. My firm switched up their process and now instead of nice size raises it’s large bonuses. So getting increasing my gross income doesn’t really change unless I include my bonus which is obviously a variable. Is their a recommended approach for these scenarios? Maybe use agi on tax return instead of gross income?

Is it a good idea to trade indexes like VTI and SPY short term? My logic is in the long term indexes will go up so even if I buy high, I can just hold for the long term.
